Home Maintenance vs. Home alterations
In the past, the board has asked for an “architectural review” form for any exterior work on your home. However, after 20 years, maintenance has become far more common than architectural change, so we wish to make a distinction: work that will not permanently alter the appearance of your property does not require review. However, the board does request an email notification so that we can make a note of work ongoing in Meredith Heights. You should receive a quick acknowledgement, at which point you may proceed with your project.
Maintenance
- Re-roofing with asphalt shingles similar to the original roof in color and style.
- Re-painting all or some of your home in your existing earth–tone colors. If you have any doubt that your colors meet guidelines (many homes do not!), you must request board review to avoid future problems.
- Replacement of existing fences in the original cedar style (see link below).
- Repairs to siding, gutters, windows, doors, trim (including repainting), and exterior hardscaping (concrete or stone) due to age, damage, or decay.
- Window replacement in similar style.
- Replacement of deck surfaces and framing with similar wood or wood-look materials.
- Installation of solar arrays or heat pumps (although these alter appearance, they are permitted by law).
Alterations
Work that will permanently alter the appearance of your property, either from the street or to adjacent neighbors, requires architectural review by the board. Please provide paint colors, drawings, or site plans appropriate to describe your project. The board requires a minimum of 10 days to review this application. Changes include, but are not limited to:
- Painting your home a new color
- Re-roofing in a different color (not recommended)
- Adding fences or altering fence configurations
- Hardscape additions that involve poured concrete (e.g., widening of driveways, hot tub pads)
- Additions or alterations to the home exterior such as deck roofs, porches, awnings, dormers, altered trim board or siding styles, different windows, different doors, etc.
- Deck enlargement or addition of deck stairs
- Stick-built outbuildings and enclosures of any kind
- Placement of prefabricated sheds larger than 30 square feet in area
- Stone or block retaining walls
Note
Any change must comply with the more restrictive of either the terms and conditions of the HOA CCRs, Rules & Regulations, or the laws, codes, ordinances and regulations of any governmental entity having jurisdiction. Note that the board does not require engineering information as we are not qualified to judge it. If your project requires engineering, you should clear it with the City of Poulsbo. We recommend any planned alterations to your property be okayed by the board for appearance before you pay for an engineer!
Request Process
- Submit your Application for Architectural Changes and any supporting documentation at least 10 days in advance of your proposed start date.
- Depending on the change, an onsite review may be requested.
- The HOA Board will return its decision within 10 days of receipt of your application.

Renting
The HOA Board asks that if you rent out your home you inform the Board and provide contact information for the renters.
